Sand & Refinish

A hardwood floor does not have to be replaced to look new again. Sanding and refinishing removes years of wear and gives the wood a fresh, protected surface.

Keep the wood you own. Bring back its depth and shine.

Refinishing usually takes less time and causes less disruption than a full replacement, and it keeps a floor that is already part of your home.

It is also the chance to change the character of a room. A new stain or a different sheen can update the whole space while the floor itself stays right where it is.

The work happens in three stages

1. Sanding

We remove the worn finish and a thin layer of wood in several passes, moving from coarser to finer abrasives. Edges and corners get the same attention as the open floor, so the whole surface ends up even.

2. Preparation

Dust is cleaned thoroughly, small gaps and minor damage are addressed where the floor allows it, and the wood is made ready for stain or finish. This is the step that decides how smooth the final coat looks.

3. Finish

If you want a new color, stain goes on first. Then protective coats are applied and allowed to cure. We tell you when it is safe to walk, bring furniture back and lay rugs.

What refinishing can and cannot fix

Refinishing works on the surface of the wood. This is how we think about it when we inspect a floor.

Usually a good candidate

Dull, worn or scuffed finish

Light to moderate scratches

Surface wear in high traffic paths

Faded or uneven color from sunlight

A color you no longer like, when you want a new stain

May need repair or replacement

Deep pet stains that have soaked into the wood

Water damage, cupping or boards that have buckled

Deep gouges or boards worn close to the nails

Engineered floors with a thin top layer of wood

Boards that are loose, rotted or structurally unsound

Every floor is different. We look at yours in person before we give you a price or a recommendation.

Refinishing questions, answered

Can every hardwood floor be refinished?

No. Most solid hardwood floors can, but some damage cannot be sanded away. Deep stains, water damage and very thin wear layers may call for repairs or board replacement first. We inspect the floor before quoting and tell you plainly what to expect.

Will refinishing remove every scratch?

Surface scratches and finish wear usually disappear. Deep gouges can remain visible or may need a repair. We point them out before work begins so there are no surprises.

Can I refinish an engineered floor?

Sometimes. It depends on the thickness of the real wood layer on top. If there is not enough wood to sand safely, we will say so rather than risk damaging the floor.

What is the difference between water based and oil based finish?

Water based finishes dry faster and have a lighter scent, and they tend to keep the wood looking more natural. Oil based finishes bring out a warmer, amber tone and take longer to cure. We help you choose based on the look you want and your schedule.

How long until I can use the room again?

Finish needs time to cure. The exact timing depends on the product and the conditions in your home, so we give you clear guidance on when to walk on the floor, return furniture and lay rugs.

Can I change the color while refinishing?

Yes. Sanding takes the floor back to bare wood, which is the right moment to apply a new stain. See our Stain Color service for how we approach it.
